Chusid certified to teach Lightning Protection Basics

I am now certified by the Lightning Safety Alliance to teach continuing education courses in Lightning Protection Basics.

Every location in the continental U.S. is at risk of damage due to lightning. Lightning causes over a billion dollars annually of damage to buildings and their content in the U.S. The risks are increasing as more building systems have digital controls that are vulnerable to lightning surge. This is in addition to risks of injury and death.

The good news is that lightning protection systems, designed and installed in accordance with recognized industry standards, provide reliable and affordable protection. Lightning protection also contributes to the sustainability and resilience of buildings and communities.

The bad news is that many people in the building design and construction industry are unfamiliar with the scope of the problem or how to access solutions.

Help me rectify that situation by hosting a continuing education program. I am available, without fee, to present the one-hour training to professional and trade associations, architectural and engineering offices, property management groups, and civic organizations.


Worker's Memorial Day

 "Workers' Memorial Day is observed every year on April 28. It is a day to honor those workers who have died on the job, to acknowledge the grievous suffering experienced by families and communities, and to recommit ourselves to the fight for safe and healthful workplaces for all workers." OSHA

I urge you to use Worker's Memorial Day, an annual international event, as an opportunity to improve:

1. Safety in Your Operations:
  • Review your business operations and safety procedures.
  • Provide training to your employees and co-workers.
  • Recommit to total safety in your business.
2. Safety of Your Products:
  • What can you do to make it safer for builders to handle, install, and use your products? 
  • Redesign it to be safer.
  • Improve installation instructions. 
  • Provide more effective warnings on labels? 
  • Provide better training to installers?
3. Safety Awareness Throughout Industry:
  • Incorporate safety messages into your advertising. 
  • Dedicate part of your website to safety awareness. 
  • Provide superintendents with resources for job site training programs. 
  • Send your crews out into the field as ambassadors for training.
  • Submit safety-related stories to the media.
  • Organize safety-training programs at your distributor's warehouses.
  • Create safety posters for job trailers or site signage.

Using Worker's Memorial Day as a stimulus for doing good can also improve your business's success. Safer operations reduce liability. Safer products improve customer satisfaction. And being a Safety Champion helps create a positive image for your customer.

Joke of the Day -- MSDS

I have received a Material Safety Data Sheet for building panels that are made almost entirely from cement and fine aggregate.  Look at some of the stupid errors it contains:
  • It lists "cement" as an ingredient, but does not indicate type nor its CAS number.
  • It does not mention ingredients that I know, from visual inspection, are included -- such as the fine aggregate.
  • It provides fire fighting instructions and advises against ignition sources -- for a non-combustible product.
  • It does not differentiate between exposure to dust from cutting and exposure to the intact concrete.
  • It advises against inhalation, but is silent about containing crystalline silica, a health hazard present in all concrete products.
  • It has asinine disposal requirements, for concrete, such as: "Disolve or mix the material with a combustible solvent and burn in a chemical incinerator equipped with and (sic) afterburner and scrubber." And,
  • We are advised to store the concrete panels in "a tightly enclosed container." 
But that errors in the MSDS report are not the funny part. The joke is that:

The manufacturer published the document!

Please - if you are responsible for your company's product literature, use common sense when you read the document. And if you do not feel qualified to review a document, ask the lab to explain their report or find a qualified consultant to help you.

Health and Safety for Trade Workers

A circular with a title like, "Diet, Lifestyle, and Wellbeing" probably won't go viral among "tradies", the Australian word for "construction trade workers". But a video like the following might:

Throughout August we focus on educating tradies on the importance of full body health & safety. All month, Steel Blue and the APA will promote body health and safety tips for tradies."

In addition to videos, the website has games and fun infographics to get across their message.
View the video, laugh, and then think about what you can do to encourage your staff and customers to take better care of themselves.

Assuring Life Safety is Maintained by Owner

Building Product Manufacturers, contractors, and design professionals are generally well informed about life-safety. But what can a manufacturer do to help a building owner or manager maintain the safety of a building and its occupants?

I confronted this question while consulting to a company launching a new type of ceiling panel. The ceiling panels allow fire sprinklers to be used in a non-conventional manner. Based on extensive testing, the ceiling and sprinkler combination and has approvals and listings from UL, FM, IAPMO-UES, ICC-ES, and CertMark.The approvals and listings are not valid, however, if the approved panels are replaced with non-approved products.

At the conclusion of a construction project, the contractor delivers to the owner boxes of as-built drawings, product data sheets, and operation and maintenance instructions. These are important reference documents, but are only helpful if someone can interpret the information. Further, the submittals may contain only a cut-sheet and not a copy of the product's approvals and listings. When the typical tenant or facility manager decides to redecorate and replace the ceiling panels, is he or she is likely to not look for the old submittals?

I advised my client that it has an obligation to the future users of the building. I compared its situation to an automobile manufacturer. Not only does the automaker put safety instructions in the owners manual, they put critical warnings on the dashboard or visor where drivers and passengers are likely to notice them. My client now provides customers with a durable placard and recommends that it be installed next to the fire control panel or another conspicuous location. The placard warns future generations that replacement panels must be in kind unless otherwise approved by a building safety authority.

As a nice side benefit, the placard also contains the manufacturer's name and contact information and may lead to orders for replacement panels.

The automaker's warning labels are required by law. Similarly, building codes require fire-rated doors to be labeled. My client was not compelled by code to offer the signage, but was motivated by a higher standard: protection of the public health, safety, and welfare.

Please do not wait for the codes to issue mandates. Review your products and ask yourself, "What can I do to help assure building owners can use my product safely throughout the life of the building?"

Construction Chart Book, 5th Ed.

The Construction Chart Book: The US Construction Industry and Its Workers 5th Edition, (2013), a free download, is a valuable resource for building product executives. Published by The Center for Construction Research and Training*, it is a trove of information about construction industry employment demographics and trends. While most useful, perhaps, for economists, insurance companies, safety officers, and policy makers, it contains nuggets that can help you digest new product opportunities and paths to market.

Consider the following from the Main Findings of the report, with my comments:

About 80% of construction payroll establishments had 1 to 9 employees.
You surely don't have time to send sales reps to these small firms, so your marketing communication or distributors better find a way to reach them.


About 12% of construction firms used day laborers; 22% of employer firms had no full-time employees on their payroll, and 8% hired temporary workers through temporary agencies.
With a transient work force, you better support your customer by offering products that are simple to use and hard to screw up, and training programs that can be given quickly on the job site.

Construction employment is expected to grow by 1.84 million wage-and-salary jobs, or 33%, between 2010 and 2020, more than double the 14% growth rate projected for the overall economy.
Where will all those new employees come from? Beyond normal efforts to build brand awareness among newcomers to the industry, manufacturers should also consider ways to recruit the new work force by training them and creating networks to connect trained installers to potential employers among your customer base. I wonder, however, what effect robotics and construction automation will have on this trend; perhaps not much within 5 years... but after that?

About 2 million construction workers in 2010 were born in foreign countries.
What can you do to transfer brand loyalty across borders?

More than 75% of Hispanic construction workers were born outside the United States.
Your product labels, installation instructions, advertising, and field representatives may need to be bilingual.

Between 1985 and 2010, the average age of construction workers jumped from 36.0 to 41.5 years old.
At some point, the trend will reverse. Are you able to communicate with digital natives?

Union members in construction have advantages in educational attainment, wage and fringe benefits, training, and longer employment tenures, compared with non-union workers.

Look for opportunities to partner with unions for training, etc.

The number of fatal injuries in construction dropped to 802 in 2010 from the peak of 1,297 in 2006. The decrease in recent years was mainly due to the decline in construction employment during the economic downturn.
In other words, fatalities haven't significantly decreased. Everyone in our industry has a moral obligation to improve safety.  How can your product, its packaging, the tools required to install it, etc, create a safer workplace? Make the contractor's chief safety officer your ally.

In 2010, overexertion in lifting caused 38% of the work-related musculoskeletal disorders among construction workers.
Lighter weight material? Improved packaging? Simplified lifting and installation procedures? These are important product enhancements.

It is not much of an exaggeration to say that all I know about building products I learned from sales representatives. Who else, after all, is willing to take time to explain the details of specifying a roof, glazing a window, or meeting codes for exit hardware?

Similarly, sales representatives also taught me most of what I know about building product sales and marketing. What do successful building product sales reps know about selling specified construction products, I wanted to know. What insights or habits enable these men and women to establish enduring careers, enjoy the respect of their colleagues and customers, and reap a bountiful harvest from their labors.

Despite the vicissitudes of the industry’s economic cycles (which can destroy even the best-managed businesses), daily rejection during sales calls, and the all-too-frequent frustrations of losing hard-fought bids, the reps I admire most are those who relish the opportunity to speak yet again about the merits of whatever sealant, valve, or louver they offer. They take pride not only in building their businesses, but also in their contributions toward building their communities and industries.

Here are a few of the important lessons they have taught me:

Ask and Listen: Linda taught me the value of asking questions and listening to the customer. During her first sales call on my architectural office, she got right to the point. “I’m new to the building products industry,” she said, “And frankly, I have a lot to learn about ceramic tile. I don’t want to take a lot of your time, but it would help me do my job if I could ask you two questions. What can I do in my position as a sales rep that would be most helpful to your firm? And do you have any problems or questions about tile?”

My impulse was to conclude the interview immediately because she apparently had no useful expertise to offer. However, taken aback by her candor and earnestness, I told her who to see about updating the samples in the firm’s library, and suggested she attend CSI meetings to learn about the industry.

Then I mentioned a tile problem we had on a recent project, plus an unusual requirement for a job currently on the boards. She said she did not know whether there was anything she could do about either of these problems, but would look into them.

Concluding our brief interview, I escorted her to the office door, expecting it would be our last encounter.

To my surprise, I saw her the following week at a CSI meeting. “I took your advice and joined,” she said, adding, “I asked my manager about the problems you described. May I come to your office tomorrow and show you some products that might be suitable for your projects?”

When she came to my office this time, she had several products to talk about, but also asked more questions about the firm: “What was our design philosophy?
How did we make product selection decisions? What was our attitude towards tile and other finishes?”

Every question she asked uncovered more of our firm’s needs, opening new opportunities for her. She was soon in our office on a regular basis, presenting us with possible solutions and asking still more questions. She became the sales rep my coworkers and I called first when we needed information about tile.

Unfortunately, for me at least, our relationship lasted only a year; she was promoted to national sales manager and moved out of the territory. Not a bad trajectory for a sales rep who knew little about her product line, but sure knew how to ask questions and listen to her customers.

Educate your Customer: I had relied on Bill for years to provide help specifying overhead industrial doors. He represented a leading brand, and whenever I called, Bill came to the office, looked over the plans, and recommended an appropriate model. I would insert the recommended model number into the office master specification, and move on to the next project. All I knew about overhead doors was to call Bill.

That changed about the 10th time I called Bill. “I will be glad to come over,” he instantly said, “but first, I owe you an apology.” I had no idea what he could have done requiring an apology, so he continued, “I appreciate the support you have shown by naming my product line in your specs. However, I have lost 90 percent of the bids where you have named my product ‘or equal’.”

I had not noticed this was a pattern in the office, but Bill went through a list of recent projects and I could see he was on to something. He continued, “So I am apologizing to you because I have not taken the time to help you understand the various product grades in our industry.”

Bill explained that while the ‘or equals’ satisfied the same wind load and thermal insulation requirement as the specified brand, there was a world of difference between the ‘contractor grade’ product I was getting and the ‘specification grade’ product I was expecting. “I don’t care which grade you want, since I also have a second product line at the lower price point, but I think it is time you learn the difference so you can write enforceable specs.”

Instead of meeting at my office, Bill invited me to his warehouse where there were side-by-side installations of several door grades. He pointed out differences in weatherstripping, hardware, finishes, and other details affecting quality and price. Then we discussed the specification language I could use to pinpoint the level of quality a particular job required. He even suggested the names and models of several competing products comparable to his, explaining, “I don’t mind losing a bid now and then as long as I am playing on a level field.”

By taking time to educate his customer, Bill not only leveled the bidding turf, he also established a competitive advantage as a building product sales rep. Now that I understood more about what he had to offer, I had even more reasons to call Bill for all my overhead doors requirements.

The Blind Men and the Water Cooler: Electric water coolers – could there possibly be anything interesting to learn about them? I was sure it was going to be just an ordinary in-office, boxed-lunch sales presentation: a slice of greasy pizza (if we were lucky) and maybe a quick nap. This is what often happens when a sales rep loads an audience with carbohydrates, dims the lights for a slide show, and then drones on for 30 minutes about the minutia of his product.

Richard surprised me. He did not launch into a canned speech when he saw most of us around the big conference table had finished eating. Instead, he pulled an easel with a large, blank pad of paper to the front of the room. Then he put a box of ceramic mugs,each imprinted with the name of his firm, onto the table. After pausing to get our attention, he said, “I will give one of these mugs to anyone in the room who will tell me about any problem they have had with water coolers.” Then he waited.

After an awkward moment of silence, the fellow who did our field observations, never one to turn away from an argument, asked accusingly, “Why is it contractors can never get the electrical, water, and drain connections for your coolers in the right location?”

Richard replied, “Great question,” passed a mug to the fellow, and wrote on the paper pad: “Coordination of Utilities”.

Everybody in the room suddenly woke up, and you never heard such a list of gripes about drinking fountains. The interior designer complained about the colors and finishes. A project architect pointed out coolers in her school projects were always getting clogged. The specifier was concerned about new standards for lead-free solder in potable water fixtures. This one complained about price, and that one about energy consumption. He said delivery delays, and she said obstruction of exit corridors. We were like the proverbial blind men describing an elephant: each person had a different outlook on water coolers, depending on their responsibilities and previous experience.

Only after a dozen or more mugs had been distributed, and the pad of paper filled with complaints, did Richard begin speaking about water coolers. Before the lunch hour was over he had discussed how his product addressed every one of the complaints raised.

Plus, he achieved something far more important: he made water coolers a topic worthy of architectural consideration. Heretofore, the architects in the firm had abdicated responsibility for water cooler selection to their mechanical engineering consultants and coped with their architectural concerns in frustrated isolation.

Richard understood it is not enough to pitch a product to just the designer or specifier. While it is true certain individuals in a firm may have ultimate authority for product selection, any team member can be the one who brings a fresh product idea up for consideration. As a project moves from one phase of design to the next, or from preparation of construction documents into bidding or negotiating, the decisions of one team member can be overturned by someone else with a different perspective.

Successful sales reps reach out to the entire project team to influence product selection.

Driving to Succeed: I had an early morning appointment with the president of a large building product manufacturer. At 8:00 AM, a whistle blew and my client asked if he could be excused as it was time for the company’s weekly health and safety talk. Out of curiosity, I asked if I could attend as well. I expected we would head into the factory and hear about eye protection or other industrial hygiene. However, to my surprise, he brought me into a nearby conference room full of salesmen.

Bruce, one of the sales reps, laid it on the line. “You, my fellow salesmen, have the most dangerous job in the company – your job requires you to operate an automobile.” He explained that the chances of being injured or killed in a car crash during a sales call are far greater then in an accident while operating any of the machinery in the plant, and pointed out that “a punch press has multiple safety switches and hardly every moves at 75 miles per hour.”

We went around the room and each rep offered a tip on safe driving: Pull off the road before placing a cell phone call. Leave extra time in your schedule so you never have to rush to an appointment. Check tires and under the hood daily for potential hazards. Never drink alcohol before driving, even if your client is offering to buy the round. Study the map in advance so you don’t have to read it as you drive. And more.

Bruce then taught the reps a series of stretches and exercises they could do in their car to help stay in shape and relaxed. “It’s a great way to make use of your time at traffic lights,” he added.

Remembering what Bruce told me has probably saved my life many times over. It could save yours, too.

So Many Prospects, So Little Time: “There are so many prospects in your territory, how do you call on all of them?” That’s the question I asked Maggie, a sales engineer a manufacturer rep agency. She surprised me by answering, “I don’t even try to call on all of them. Instead, I select targeted accounts and focus on them.” Here is how she explains her approach:

“First, I have to understand how much time is available for outside sales calls. Most of my time is filled with dealing with the factory, handling paperwork, preparing quotes, returning telephone calls from customers, providing technical assistance, and scheduling appointments. Nevertheless, I got my sales manager to agree that I could spend an average of two days a week on the road making business development calls.

“In some parts of town, I can park my car and make eight or more sales calls in a day. But lunch meetings can take longer, and there are important firms in outlaying areas. On a good day, I can manage an average of four or five calls.

“I am selling a new concept and it takes time to introduce it, educate potential users, and identify suitable projects. So I have a lot of missionary work to do to convert designers and builders to our system. I try to see each targeted firm once a quarter until either they become true believers and start using our product or I decide to drop them from my short list.”

Running the numbers in my head, I saw that four or five calls a day, two days a week, and twelve weeks in a quarter meant that Maggie could only target 100 firms. “That’s right,” Maggie affirmed, so I have to be strategic about whom I target.” I asked her to explain how she does this.

She continued, “The next step is to understand the types of project that could take advantage of our product. For example, we aren’t interested in residential work, so that eliminates a lot of design firms and builders right away. Many of the professional and trade associations have websites that identify the specialties of their member firms, and that is a lot of help. Plus, for a fee, the construction news services have good databases of the types of work done by various firms.

“My agency and the companies we represent also have internal sources of data I can mine. For example, I look for firms that have used our products in the past but have stopped doing business with us.

“Perhaps the most important thing I do is to ask for referrals. When meet with a contractor, I always ask him or her about the designers that do the type of work we go after. In the same way, I ask design professionals to identify the contractors they like to work with. This not only gives me local and current information, it enables me to work projects from both ends so I can build consensus among both the designers and the constructors to use our product. And, that first appointment is a lot easier to get if I can say that ‘so-and-so recommended that I call you’.

“Finally, I sit down twice a year to purge the list of anyone who is no longer attractive to me and to add new names that have come to my attention.”

While Maggie’s specific plan of action may have to be adjusted to your particular circumstances, her disciplined, targeted approach is part of her success and can be emulated by anyone working a building product sales territory.

And You Shall Beat Your Swords Into Timeshares...?

Usually, we think that recycling is a good idea because we want the world to remain habitable for longer.  


Then there's another school of thought: recycling because it won't remain habitable.  


A developer in Kansas, Larry Hall, has remodeled a 1960's- era missile silo into 1,820-square-foot units condo units. Underground.  He's promoting it as a safe place to ride out any number of possible coming apocalypses.  He claims they will have site-grown food and purified well and rain water to house 70 people in lockdown for years. 


The condo units sell for $2 million each, and he sold out all units in one month.  Read more about it on Cnet.com.

This is not the only former missile silo that has been converted for underground living, and more are available.  You can buy one for under $300,000 at www.missilebases.com/properties.  Think of how much you save on a remodel where you don't have to replace windows or apply exterior finishes!



Hot Weather App Promotes Worker Safety

With hot weather coming, a mobile app created by the Occupational Health and Safety Agency (OSHA) of the US Dept. of Labor may prove very useful.  It calculates the Heat Index on jobsites.  It's available for iOS (iPhone, iPad, etc.) and Android platforms currently, with Blackberry yet to come).

It's a pretty simple, straightforward app that lets you input temperature and humidity - or download those values automatically - and calculates the heat index, providing precautions that should be taken on the jobsite to protect the safety of workers.  The app is free, and can be found easily by searching the App Store for "OSHA."  On your computer, you can view the iPhone version  or the Android version.

If your sales force has contact with contractors, it might be good business relations to tip off them contractors about the existence of this app.  (Be forewarned, though, this app got some bad press around Nov. 2011, so it might also start some heated conversations.  See below.)  If your manufacturing operations include outdoor work, it might be useful at your factory or yard as well.



I tested this app (iPhone 3GS running the latest version of iOS) and it worked for me exactly the way it's supposed to.

There are a number of comments about the app on the iPhone App Store and elsewhere online that criticize it, some of them on a very political basis.  The ones that claim it doesn't work or that some functions don't work are, as far as I can tell, inaccurate with reference to the iPhone.  Many comments online that appeared last Autumn appear to have referred to functionality problems on the Android version.  Those may or may not have been fixed by now.

The high development cost reported, learned through a Freedom of Information Act request, is an issue I won't touch here.

What I find most interesting about the app is the option for inputting the heat and humidity figures manually.  It suggests that OSHA expects many contractors to have thermometers and humidity gauges working on the jobsite.  That would be especially on a jobsite where online info may not be available or where the local weather may not be accurately reported online.  Let's hope OSHA is correct about that.

Is Sustainability Hazardous?

Recent studies have turned up a correlation between construction aimed at LEED certification and worker's injuries.  In an article in Engineering News Record Mountain States, Katie Frasier describes a pair of studies that found an increased number of injuries associated with certain construction activities often performed on LEED projects.

Some of the reported hazards included "perceived increased risks" of falls from roofs while installing photo-voltaic (PV) solar panels; falls due to installing or working on high reflectance white roofing materials; falls from installing skylights and atriums to meet daylighting requirements; and increased cuts, abrasions and lacerations from handling construction waste - specifically, from dumpster-diving to retrieve mistakenly-trashed recyclable materials.

When the initial study revealed the basic correlation between LEED certification in increased injuries, they did a follow-up study to identify specific risks and uncover the nature of the risk.  The study offers a list of risks, and recommends possible mitigations (quoted extensively in the article).  Many of the suggestions seem very sensible, but not necessarily obvious: they really needed to be pointed out.

This list of risks and mitigations - to my eye - also suggests that some of the increase is due to construction crews not yet being experienced at handling materials and working in the situations they encounter installing skylights and heavy PV panels.

 In that regard, manufacturers can help.  Makers of materials associated with these increased risks may well consider adding to their packaging precautions and safety suggestions based on this study (and others like it that are sure to follow).    Manufacturers might even consider doing some studies of their own, aimed at increasing workers' ability to install their products safely.

Drive Your Brand

Applying your brand identification on company vehicles can have high impact. You probably have signage on delivery and service vehicles already, so why not extend it to cars driven by sales reps and other field personnel?This vehicle provides a case in point. A sales rep had parked it in front of a distributor's office while on a routine call to deliver new samples. Meanwhile, customers passing the car on their way into the office received a brand impression even before they got to the distributor's door.

Throughout the day, the car is probably parked at many locations where it is visible by potential customers: at a designer's office, construction job sites, a CSI or trade association meeting. Since Cosentino promotes several of their brands to consumers, the vehicle even creates brand impressions while stopped at a traffic signal.
Hilti has been doing this for years. Their distinctively marked fleet of vans are a veritable tool box on wheels at many construction sites. They recently took this a step further, outfitting 55 vans in the UK as field demonstration and training.

Here are some considerations:

1.  The visual design has to be consistent with your overall branding.

2.  The type of car must support your branding. If you have a green message, for example, consider a hybrid vehicle.

3.  Keep the vehicle clean and in good condition.

4.  Train your drivers in safety and driving courtesy.

Run Over by a Cement Truck

I had a personal demonstration of the value of safety training in the construction materials industry.

I was standing at the curb of an intersection, preparing to cross. While there were no signs or stop light at the intersection, State law requires drivers to yield to pedestrians. Yet a dozen vehicles careened past me, oblivious to my safety.

It was the driver of a ready-mix concrete* truck that stopped. I heard squeals as the heavily loaded truck's brakes were applied.  I waved to the driver, and crossed.

Safety training had paid off. Again.

The driver's industry association stresses the importance of safety, and I am certain his/her employer does as well. The driver was undoubtably under pressure to deliver the load on time, but know that "one traffic fatality can ruin an otherwise good day."

Construction is one of the most dangerous industries. As part of the public relations services Chusid Associates provides clients, we create contingency plans for dealing with the aftermath of tragedies. The process encourages our clients to review operations -- in their plants, on the road, and on the jobsite -- to identify potential exposures and take preventative actions, including ongoing training programs.

It is the responsibility of all of us to be vigilant for safety.

Reliability and Safety

A new study suggests that the introduction of verification and checking procedures can improve structural safety and performance. While the article focuses on the role of engineers in assuring successful outcomes, building product manufacturers can apply the same principles by verifying the proper fabrication and installation of their materials and systems.

A reviewer has this to say about the study:
Engineer Franz Knoll of Nicolet Chartrand Knoll Ltd., based in Montreal, Quebec, writing in the International Journal of Reliability and Safety explains that faults and flaws in any industrial product almost always originate from human error, through lack of attention, communication, or competence.

Knoll points out that scientific testing and analysis are increasingly removing doubt as to what is to blame for problems and errors that arise. Natural events can be quantified and the probabilities of their occurrence predicted. While early-warning systems for earthquakes, hurricanes, tsunami and volcanic activity are in place, it is often human shortcomings that lead to the worst outcomes during and after such events.

When it comes to the construction of buildings and bridges, human failings are often most apparent. As Knoll says, in the construction industry, human shortcomings trickle so that inferiority ultimately leaks from the bottom, as workers endeavor to comply with strict budgets under pressure to perform well.

"In the pursuit of quality in building in the sense of an absence of serious flaws, a targeted strategy for the apprehension and correction of human errors is of the essence," Knoll says. In this context an absolute requirement is that at critical stages during construction, highly qualified and experienced engineers must attend to the task of checking for mistakes so that problems are not buried in concrete or plastered over only to resurface later. Such personnel being in short supply would suggest that directing them towards the details that matter, rather than encumbering them with administrative chores would be appropriate.

Dihydrogen Monoxide: Hazard?

Dihydrogen monoxide (DHMO) is colorless, odorless, tasteless, and kills thousands of people every year. Most of these deaths are caused by accidental inhalation of DHMO. Prolonged exposure to its solid form causes severe tissue damage. Symptoms of DHMO ingestion can include excessive sweating and urination, and possibly a bloated feeling, nausea, vomiting and body electrolyte imbalance. For those who have become dependent, DHMO withdrawal means certain death.

Dihydrogen monoxide:
- is the major component of acid rain
- contributes to the "greenhouse effect"
- it can cause severe burns in its gaseous state
- contributes to erosion
- accelerates corrosion and rusting of many metals
- may cause electrical failures and decreased effectiveness of automobile brakes
- has been found in tumors of terminal cancer patients

Despite the dangers, dihydrogen monoxide is often used:
- as an industrial solvent and coolant.
- as an ingredient in concrete.
- in nuclear power plants.
- in the production of styrofoam.
- as a fire retardant.
- in many forms of cruel animal research.
- as an additive in certain "junk-foods" and other food products.

Companies dump waste DHMO into rivers and the ocean, and nothing can be done to stop them because this practice is still legal.

The American government has refused to ban the production, distribution, or use of this damaging chemical due to its "importance to the economic health of this nation." In fact, the navy and other military organizations are conducting experiments with DHMO, and designing multi-billion dollar devices to control and utilize it during warfare situations. Hundreds of military research facilities receive tons of it through a highly sophisticated underground distribution network. Many store large quantities for later use.

Material Safety Data Sheets (MSDS) and other disclosures of potential product hazards are vital to protecting public and environmental health, safety, and welfare. Still, the testing, documentation, and record-keeping requirements can be an onerous burden. For anyone who has ever felt rankled in this regard, I hope the preceding warning brings a smile to your face.

Changed formulations in building products

An article in January 2011 issue of Consumers Report pointed out the unintended consequences of reformulating a product. According to tests conducted by the magazine, glass baking dishes made in the US have been reformulated. While the new products look the same as the old and generally perform as well under normal use, the reformulated products can shatter and cause injury. This got me thinking about how reformulations effect building product marketing.
Is this old or new Pyrex? New product packaging has safety warnings and handling instructions, but there is no warning on the product itself.

I have always had Pyrex brand glass baking in my kitchen, as did my parents before me. Over the decades, the brand earned a place of trust in my kitchen due to the product's ability to withstood the ordinary wear and tear of household use.

Recently, and without public fanfare, Pyrex brand products were reformulated. Instead of being made with borosilicate glass, they are now made with a less costly soda ash glass. The new products look the same as, and usually perform like. the older models. But I have had newer pieces of Pyrex break during ordinary handling while my older Pyrex products keep on working unless I drop them on the floor.

This reminds me about a story my father-in-law, a dentist, told me about a batch of anesthesia that produced unusual side effects. While the manufacturer insisted the drug was made according to all quality assurance standards, my father-in-law discarded the rest of the batch.  Years later, he learned the manufacturer had finally identified the culprit; the company that made the gasket that sealed each vial had changed its supplier for a lubricant used in the gasket manufacturing process. While the new lubricant met the written performance standards of the previous product, it left a trace contamination that interacted with the chemicals used in the drug.

Continuous process improvement is often touted as a virtue. However, it can become a liability if your customers are not informed about changes. Failure to notify customers can lead to increased product failures when someone assumes the new formulation will work just the same as the old one. Equally insidious is damage to your brand's reputation. My father-in-law found a new vendor and stayed with it for the rest of his career. And even if Pyrex resumes manufacturing of borosilicate products, I will probably remain skeptical, preferring to buy the old stuff in second hand stores than take a risk with an unknown product.

In construction
Product reformulations occur frequently in the construction industry, and usually without the knowledge of the specifiers or builders using the product. Indeed, reformulations often result in superior and more affordable products. But not always.

New products will always lack something that older products offer: the test of time. An old-fashioned built-up asphalt roof might fail in 10 to 20 years, but we reliably knew they would fail in that time period. When a new roofing system comes along, we can look at lots of material tests and even accelerated aging tests. But nothing tests a roof like 20 years of actual exposure. Lab tests usually measure one variable at a time; everything happens at once in nature.

It is generally best to tell customers when changes have been made to trusted brands. Then, work closely with them while they get used to the feel of the new product and learn to use it correctly.


An Earthshaking Opportunity

I felt the earth move last week, even though I was hundreds of miles from the epicenter of the earthquake. It was a reminder of the near certainty that there will be a major, devastating earthquake in the US in the near future.

We all know that individuals, businesses, and institutions must plan for earthquakes and other disasters, building product manufacturers can also plan ahead.
As the map shows, earthquake (and tsunami) opportunities are not just for the West Coast market. Indeed, faults in the Midwest and near large population centers of the East Coast are more vulnerable to loss of property and life.

Advances in building standards usually occur in response to natural disasters. As scientists, underwriters, and policymakers study the lessons learned from quakes in Haiti, Chile, Mexico, and Japan, more stringent building codes are likely to emerge.

But there is no need for you to wait until then. Now is the time to take a fresh look at your product offering to determine if your products can help create safer buildings. The quake is yet another reminder of the importance of adhering to best industry practices. If New Zealand had not had rigorous building code enforcement, the death and destruction there would have been even greater.

"Atmospheric Rivers" and Architecture

Q. What would happen in California if it rained for 40 days and 40 nights?

A. Massive flooding, landslides, and devastation exceeding that of the largest earthquakes predicted in the state.

This is not an idle concern. Such a storm occurred in 1861-1862 producing massive damage and bankrupting the state. And similar but smaller events have happened since then.

Relatively new scientific models say these storms are the result of "Atmospheric Rivers" that transport tropical moisture across the Pacific and throw it at the US West Coast with "firehose-like ferocity," according to the National Oceanic and Atmospheric Administration.

What will this mean to building construction once regulators, insurance companies, and mortgage lenders start factoring these risks into equations?

Along the Eastern Sea Board and the Gulf Coast, and near major rivers in the Midwest, flood resistant construction is already of concerns, and hurricane resistance is already required in South Florida and other vulnerable jurisdictions. In the decades to come, flood-resistant architecture is likely to become an even more significant factor in design and construction, and to become a factor in areas not previously thought of as flood-prone.

Flooding from atmospheric rivers is likely to be conflated with flooding predicted to accompany climate change, including: inundation of coastal areas, changes in precipitation patterns, and increased intensity of hurricanes and tropical storms. Katrina and recent flooding in Australia suggests the potential scale of the widespread damage that may occur, and emergency management agencies and other regulatory bodies are starting to take note.

This focus on flooding is ironic, because another significant trend in architecture is increased emphasis on water conservation, and severe water shortages are prognosticated in many parts of the world as a consequence of climate change. 

As public concerns about atmospheric rivers grows, possible impacts on construction and building products include:
  • The risks of flooding, landslides, or other flood-related damage will lead to new restrictions against building on vulnerable sites.
  • New engineering standard will be required for paving, foundations, and anything constructed on the ground to strengthen structures against supersaturation of soils.
  • Pipelines will have to be designed to resist buoyancy, and other utilities to resist damage due to excessive water pressure.
  • Building envelopes will be required to have increased resistance to wind-driven rain.
  • Demands on below grade waterproofing will be increased.
  • Flood barriers will receive increased consideration to prevent flooding water from entering buildings.
  • Structural designs will consider storm surge-resistance, even in areas not in traditional flood plains.
  • Demand will increase for building materials that will resist water damage and the mold that can grow on wet materials.
  • Increased construction on stilts will create opportunities for new types of framing systems, soffits, and ways to deliver services into elevated structures.
  • More construction on landfill.
  • Et cetera.
There may also be new opportunities for companies or organizations that pre-position materials and systems for rapid deployment after a disaster.

Without trying to be macabre, some building product manufactures may see a silver lining inside these storm clouds. I encourage you to join what is almost sure to be a national discussion about these risks, and to give them consideration in your long-term marketing strategy.
